CCL Properties
For coliving-curious buyers building runway before committing to one role.

The whole system at lite depth, before you pick the role.

All eighteen modules. Both lifecycles. Every supplement. Read in their entirety, sized for a coliving-curious buyer who wants the full map before paying for the depth on one path. Plus a starter template per module so the read translates to motion. Plus continuing access through the monthly Q&A and the biweekly recordings, so the read doesn't get stale while you build capital and time.

$499 one-time. Lifetime access. Credit toward any operator track for the first 12 months.

The honest frame, up front

This is preparation. Not operation.

If your time and capital are already at the level coliving operationally requires, the per-stage tracks or the Owner-Operator bundle are the right purchase. The Beginner bundle is sized for the buyer who isn't there yet but doesn't want to be in the dark while they get there.

Lite depth means you understand the shape of every module. You'll know what underwriting variables matter, what zoning red flags look like, what the move-in arc covers, what move-out walkthrough produces referrals. You won't have the full procedure for any one of them. That's by design. Lite depth across all eighteen is the right purchase for evaluation. Full depth on the modules that match your role is the right purchase for execution.

If you decide to operate within twelve months, the $499 you paid here applies as credit toward whichever operator track you pick. No double payment. No upgrade penalty.

Who this fits

Three buyers this was built for. One it isn't.

01

You're coliving-curious and need the full map first.

You've heard the model produces stronger cash flow and longer stays than single-family rental. You don't yet know the scope. You don't want to commit to one role until you understand what each role actually involves. The lite-depth read across all eighteen modules is the diagnostic that makes the role choice obvious.

02

You're building capital or time before operating.

The intent is there. The runway isn't yet. You want to be reading the right material for the next six to twelve months while you build the position to act on it. Continuing access through the monthly Q&A and the biweekly recordings keeps the material current while you wait.

03

You're considering coliving as part of a broader portfolio decision.

You already operate single-family rentals or a small multi-unit portfolio. You're evaluating whether coliving fits inside what you already do. Lite depth across all eighteen tells you whether the operating layer is something you'd actually run, before you spend on the depth.

Who it isn't for.

If you're already operating coliving, or you've already picked a role and are ready to acquire or to operate inside the next sixty days, the Beginner bundle is below the depth you need. Skip to the per-stage track or the Owner-Operator bundle directly. The assessment will route you there.

What's inside

All eighteen modules at lite depth. Sequenced.

Same module set the operator tracks pull from. Same sequence. Lite depth means the framework, the decision criteria, and the most consequential variables for each module. The full procedure lives in the operator-track depth.

Monthly Q&A · biweekly recordings.

Material doesn't get stale while you build runway. The monthly Q&A is a 60-minute live session where buyers ask the questions that came up while reading. Biweekly recordings are pulled from the operator-track clinics, sanitized and posted to the Beginner library. Both included for as long as you hold the bundle.

Where this sits in the ladder

The on-ramp. Then the depth.

The Beginner bundle is the lowest rung on the CCLP ladder. From here, the next step depends on which role the lite-depth read surfaces. Most buyers spend 4–10 weeks here, then upgrade.

Questions you probably have

What does "lite depth" actually mean?

Each module covers the framework, the decision criteria, and the most consequential variables. You'll understand what to do. The full step-by-step procedure, the supporting calculators at depth, and the 30-to-60-minute walk-throughs of edge cases live in the operator-track versions. Lite depth is enough to evaluate, not enough to execute on a property today.

Is the Beginner bundle a downgrade of the operator material, or a different deliverable?

Different deliverable. The Beginner bundle is built for evaluation and runway-building. The starter templates are the same templates the operator tracks ship with. The reading is the same source material, edited to the framework-and-variables level. You're getting the right tool for where you are, not a worse version of the operator tool.

How does the credit toward operator tracks work?

The $499 you paid for the Beginner bundle applies as credit toward any of the operator tracks for the first twelve months after purchase. Buy Beginner today, decide in month seven you want Owner-Operator, and the price you pay is $3,497 minus $499. You don't pay twice. After twelve months the credit expires, but the bundle itself stays accessible for as long as you hold it.

What's the monthly Q&A?

A 60-minute live session, once a month. Beginner buyers bring questions from reading. David answers them on camera, sometimes pulls a property up live to walk through a zoning or rent-comp question. Recordings posted to the library within 48 hours.

What's in the biweekly recordings?

Pulled from the operator-track clinics. Real deal walks. Real screening conversations. Real zoning calls. Sanitized for confidentiality. Posted to the Beginner library on a rolling biweekly cadence. The point is to keep your read fresh while you build runway.

Can I jump straight to Owner-Operator instead?

Yes. If the assessment routes you to Owner-Operator and your time and capital match what that role requires, that's the right purchase. The Beginner bundle is for buyers who aren't there yet. The honest framing: don't buy depth you can't act on.

What if I never upgrade?

That's fine. Some Beginner buyers read the full map, decide coliving isn't the right fit, and move on. That's a successful outcome. The bundle paid for the diagnostic. You're not stuck with capital deployed against the wrong model. Refunds available within thirty days if you've reviewed the material and concluded it isn't useful.
