Maps major employers, universities, and hospital systems within typical commute windows. Flags the demand depth indicators that actually drive coliving fill rates. Not just population density.

Rent-by-the-room comps

Pulls per-room rent comps from active rent-by-the-room properties in the same zip code, filtered by bedroom count. Returns median plus 25th and 75th percentile with what each comp includes (utilities, Wi-Fi, cleaning) so you can normalize.

Coliving-specific CMA

Sale comps filtered for properties that actually fit the coliving model. Removes mismatched single-family or luxury-tier comps that pollute conventional CMAs and produce wrong underwriting baselines.

How do I get access?

Property Outlook is bundled with three tracks. Per-Stage Property Lifecycle ($1,997), Owner-Operator ($3,497), and Complete ($7,500). First-year access is included. Year-two access continues as a renewal subscription. Not sold standalone.

What's the year-two cost?

A monthly subscription. Pricing is set so the tool pays for itself if you run more than 2–3 reports a month compared to manual research time. Specifics on the dashboard at renewal time.

How accurate is the zoning read?

It reads the actual municipal code text, not a simplified summary. It will surface the unrelated-adults clause if it exists in the code. Always confirm with the local zoning office before signing. The tool gets you to the right answer fast, but the buying decision is on you.

What markets does it cover?

All 50 US states. Coverage depth varies by metro. Some markets have fuller comp data than others. The report tells you the comp count for any property so you can see how confident the rent-comp baseline is in that specific market.

Can I share reports with my LPs or broker?

Yes. PDF export and shareable links are included.
